01 June 2026 10:50

Lincoln Property Company has submitted a revised plan for a housing complex at 1238 Lincoln Boulevard in Santa Monica, reducing the total unit count from 257 to 232. The project now features a new architect, Patrick Tighe Architecture, and a contemporary podium-style design with a C-shaped footprint.

Key facts: - The eight-story building will include 232 apartments (studio, one-, and two-bedroom) and parking for 306 vehicles. - 24 units will be deed-restricted affordable housing for moderate-, low-, and very low-income households under state density bonus rules.

- The previous 2025 plan had 257 units and 26 affordable units. - The design includes a large open-air courtyard facing the western property line.
