Santa Monica College (SMC) and Merritt Community Capital Corporation have launched a new Affordable Housing Property Management Certificate of Achievement, the first for-credit program of its kind at a California community college. The certificate begins in fall 2026, with some courses available in summer 2026.
- The program is part of Merritt's RAMP initiative, designed to address workforce shortages in affordable housing management. - Students will gain practical training in affordable housing operations and prepare for careers supporting housing stability.
- An introductory three-unit course was offered in spring 2026; credits will apply toward the full certificate. - SMC has introduced other workforce programs recently, including a Homeless Services Work Certificate and an expanded real estate program.
The partnership aims to equip students with skills to manage affordable housing properties and help residents maintain safe, stable housing, responding to growing demand for qualified professionals in the sector.
